A bigger basement window, from the permit to the trim

Most basement windows are small and sit high on the wall. If you are planning a basement suite or a bedroom downstairs, that window usually has to get bigger. We do the whole job. We file the permit, cut the foundation, install the window and well outside and finish the wall inside. You deal with one team and get one written quote.

Basement window problems we take care of

These are the calls we get most often from homeowners in Brampton and Mississauga.

  • Dark unfinished basement with one small window near the ceiling

My basement is dark all day

One small window near the ceiling, and the lights stay on even at noon.

    We open up the wall

We cut a larger opening and install a bigger window so daylight reaches the room.

  • Bright basement bedroom with a new egress casement window

We want to rent out the basement

The suite needs a second way out before anyone can live there.

We add an egress window for the suite

We plan the window with the rest of your legal basement apartment and take care of the permit.

  • Measuring an old basement window opening in a concrete wall

    The window failed inspection

The old window is too small, and the basement project is on hold.

We replace it with one that passes

We enlarge the opening, install the new window and book the inspection again.

  • Old window well full of wet leaves and water against the basement window

Water sits in the window well

Leaves and snow fill the old well, and water gets in around the frame.

We rebuild the well and the drainage

A new well, drainage at the bottom and waterproofing around the opening keep the water outside. If water also gets in somewhere else, see our basement waterproofing in Brampton page.

What is included in an egress window installation

Everything from the first cut to the final cleanup is in one quote.

  1. Cutting the opening

We cut the poured concrete or block foundation wall to the new size.

  2. Header and reinforcement

We add the header and the structural reinforcement the wall needs above the opening.

  3. The new window

An egress window sized for the room, installed and sealed.

  4. Window well

We dig outside the wall and set a new well in front of the window.

  5. Drainage

Drainage at the bottom of the well moves water away from the foundation.

  6. Waterproofing

We waterproof around the opening and the outside of the cut before we backfill.

  7. Interior finishing

Framing, insulation, drywall and trim around the new window inside.

  8. Permits and cleanup

We prepare the drawings, file the permit, book the inspections and clean up before we leave.

Claudio and his team are great at what they do and I wouldn’t hesitate, for a second, to recommend them to anyone who is looking for a great general contractor in the GTA.

My fiancé and I had the pleasure of having Claudio renovate our main floor and roof. While the reno process can be stressful, Claudio was there to help us every step of the way. It was clear early on that Claudio was thorough (spent 2+ hours with us building a detailed project plan, in person, before we signed a contract), communicative (shared updates with us almost daily and always responded to questions quickly), personable (friendly, easy to talk to and explained everything) and an overall fantastic contractor (quality final product and everything was on schedule).

My fiancé and I had reached out to several contractors before deciding to work with Claudio. While other contractors took weeks to respond and estimated 3-6 months before they could even start, Claudio started the project one week after we signed! From signature to completion the project took only six weeks, an impressive feat considering the amount of work we had done.

The new kitchen and living area are both functional and beautiful, Claudio truly turned our vision into a reality. We are extremely pleased with our new living space!

If you are looking for an amazing general contractor in the Greater Toronto Area, look no further – Claudio and the team at CNG Contracting’s the one for the job.

It was a pleasure engaging CNG Contracting. We were fortunate to have Claudio Marcelo Navarro, CEO, spearhead the project. His hands-on approach achieved timeliness, thoroughness, quality and price. Most important is that the work was well within our limited pensioners’ budget. Marcelo understood our needs by providing before and after pictures that passed all scrutiny, including that of the neighbours whose property he had to access. He and his team cleaned up all work area in a most professional manner.
Our senior citizens’ trade discount was built into the total project cost. There were no surprises.
Without reservation, we would hire CNG for our next house/backyard initiative.

    7. even after work was done, Claudio returned to touch up something in one bath at no cost, maintenance I should be doing.

Thank you to CNG Contracting for their professional work in restoring our cracked steps. We are grateful that this has been fixed and pleased with the outcome.

Due to a very harsh winter and over time the cracks were becoming bigger. CNG came in and was able to fix the problem.

A special thanks to Marcelo and Sam, who did the work.

CNG were completely professional from the beginning to the end and I would recommend this company for any of your renovation needs. They are economical, friendly, and they do excellent work.

Egress window questions

Still have a question? Call or WhatsApp us and we will answer it.

Deep egress window well with ladder steps and a gravel drain bed
How much does egress window installation cost?

The price depends on the wall, the size of the window, how deep the well goes and how much finishing the room needs inside. Poured concrete and block walls are cut differently, and a suite can need more than one window.

We visit, measure and send you a written quote before any work starts. There is no obligation to go ahead.

Do I need a permit for an egress window in Brampton?

Cutting a new or bigger opening in a foundation wall usually needs one. We prepare the drawings, file the application and book every inspection, so you do not have to deal with the city yourself.

Can you make my basement window bigger for a legal second unit?

Yes. We cut the concrete or block wall, install the egress window, add a well with drainage and take care of waterproofing and structural reinforcement. It is often the first step in a legal basement apartment, and we can build the rest of the suite too.

Will a bigger basement window let water in?

Not when the outside is done right. We set a new well, add drainage at the bottom and waterproof around the opening before we backfill. If your old well already lets water in, we fix that as part of the job.

How long does it take to install an egress window?

It depends on the wall, how many windows you need and the permit. You get the schedule in writing with your quote, and one person keeps you updated until the job is done.

Can I stay at home while you put in the window?

Yes. Most of the work happens outside and at one wall of the basement. We keep the site clean and safe while we work, and we clean up before we leave.

Do you install egress windows in Mississauga and Toronto?

Yes. We are based in Brampton and install egress windows in Mississauga, Toronto and other nearby cities.

Can you finish the rest of my basement too?

Yes. Most of our egress windows are part of a bigger basement job. See our basement finishing page for rooms and suites, or our exterior work page for drainage, grading and other outside jobs.
