Basement water problems we fix

This is how homeowners in Brampton usually describe the problem when they call us, and what we do about it.

  • Dehumidifier running next to a damp basement wall with white mineral stains

    The basement smells damp

A musty smell that never goes away, even with the dehumidifier running all day.

We find where the moisture comes from

We check the walls, the floor, the window wells and the yard around the house before we suggest any work.

  • Clogged eavestrough overflowing next to the foundation during heavy rain

Water comes in after heavy rain

It only shows up after a storm or when the snow melts in spring.

    We fix the drainage outside

New eavestroughs and downspouts that carry the rain away from the house, well past the foundation.

  • Wet carpet and water-stained drywall along a basement wall

    Wet carpet near the wall

The carpet or the bottom of the drywall gets wet along one wall.

We seal and insulate the wall

We replace the wet drywall, seal the foundation and rebuild the wall with insulation and flooring made for below grade.

  • Rainwater pooling against the foundation of a brick house

    Water pooling by the foundation

Puddles sit against the house and the soil slopes toward the walls.

    We regrade the yard

We reshape the soil so it slopes away from the house and extend the downspouts past the foundation.

  • Water streaks on a basement wall below a leaking window

    The old window well leaks

Water collects in the window well and runs in under the window.

We put in a new window well

A new well with drainage. If you also want more light or a legal bedroom, we can install a larger egress window at the same time.

  • Fitting rigid foam insulation against a concrete basement wall

You want to finish it but worry about water

Nobody wants to pay for a new family room and watch it get wet the next spring.

We make it dry first, then finish it

Insulation and waterproofing go in before the framing. See how we handle basement finishing.

What we do to keep a basement dry

One team does the work outside and inside the house, from the eavestroughs to the basement walls.

  1. Find the source

We look at where the water shows up and trace it back to the yard, the eavestroughs, a window well or the foundation.

  2. Eavestroughs and downspouts

Properly pitched eavestroughs, new downspouts and extensions that send water away from the foundation. We also check the fascia boards they hang from.

  3. Grading and landscaping

We regrade the soil around the house so rain runs away from the walls. More on our exterior work page.

  4. Foundation sealing and crack repair

We seal the foundation and repair cracks in the foundation wall and the basement floor.

  5. Window wells and egress windows

New window wells with drainage, and larger egress windows for bedrooms and legal suites.

  6. Insulation and waterproofing inside

A warm, dry shell on the basement walls before any framing or drywall goes up.

  7. Water damage repair

Once the leak is fixed, we replace wet drywall and patch the walls and ceilings.

Claudio and his team are great at what they do and I wouldn’t hesitate, for a second, to recommend them to anyone who is looking for a great general contractor in the GTA.

My fiancé and I had the pleasure of having Claudio renovate our main floor and roof. While the reno process can be stressful, Claudio was there to help us every step of the way. It was clear early on that Claudio was thorough (spent 2+ hours with us building a detailed project plan, in person, before we signed a contract), communicative (shared updates with us almost daily and always responded to questions quickly), personable (friendly, easy to talk to and explained everything) and an overall fantastic contractor (quality final product and everything was on schedule).

My fiancé and I had reached out to several contractors before deciding to work with Claudio. While other contractors took weeks to respond and estimated 3-6 months before they could even start, Claudio started the project one week after we signed! From signature to completion the project took only six weeks, an impressive feat considering the amount of work we had done.

The new kitchen and living area are both functional and beautiful, Claudio truly turned our vision into a reality. We are extremely pleased with our new living space!

If you are looking for an amazing general contractor in the Greater Toronto Area, look no further – Claudio and the team at CNG Contracting’s the one for the job.

It was a pleasure engaging CNG Contracting. We were fortunate to have Claudio Marcelo Navarro, CEO, spearhead the project. His hands-on approach achieved timeliness, thoroughness, quality and price. Most important is that the work was well within our limited pensioners’ budget. Marcelo understood our needs by providing before and after pictures that passed all scrutiny, including that of the neighbours whose property he had to access. He and his team cleaned up all work area in a most professional manner.
Our senior citizens’ trade discount was built into the total project cost. There were no surprises.
Without reservation, we would hire CNG for our next house/backyard initiative.

Basement waterproofing questions

Still have a question? Call or WhatsApp us and we will answer it.

Downspout extension and splash pad sending water away from a brick wall
Why does my basement get water after heavy rain?

Most of the time the water comes from outside. Overflowing eavestroughs, short downspouts and soil that slopes toward the house all push rain against the foundation.

We check those first, because fixing them is often enough to keep the basement dry.

Why does my basement smell musty?

A musty smell usually means moisture is getting in through the walls, the floor or a window well. We find where it comes from before we suggest any work.

Then we fix the drainage outside, or seal and insulate the walls inside, depending on what we find.

Can you waterproof a basement before finishing it?

Yes. On every basement we finish, insulation and waterproofing go in before the framing so the space stays warm and dry. You can see that work on our basement finishing page.

Do you fix grading and downspouts around the house?

Yes. We install new eavestroughs and downspouts, extend downspouts away from the walls and regrade the soil so water runs away from the house. We also do landscaping as part of our exterior work.

Can you replace a leaking window well?

Yes. We put in a new window well with drainage. If you want a bigger window for a bedroom or a legal suite, we can install an egress window at the same time.

Do you repair cracks in a basement foundation?

Yes. We repair cracks in the foundation wall and the basement floor, and seal the foundation as part of the job when it needs it.

How much does basement waterproofing cost in Brampton?

It depends on where the water comes from and how much work it takes. Sometimes new downspouts and some grading are enough. Other times the walls need work too.
