What do you see around your windows?
Choose the one closest to your situation.
Exterior caulk dries out and shrinks with sun and frost. We remove it completely and apply new sealant, not a layer over the old one.
Rain can get in where the caulk has pulled away from the frame. We reseal the joint and tell you if the frame or wall needs a closer look.
Gaps between the frame and the wall let cold air around the window. We seal the outside joint, and suggest new weatherstripping if the draft comes from the sash.
Tell us what you see or hear. Write it in the booking form or message us on WhatsApp, and we'll tell you what it is.

When to recaulk windows and doors
The caulking between your window and door frames and the outside wall keeps rain and wind out of the gap. Sun, frost and the small movements of a house through the seasons make it harden and crack. Many exterior sealants last somewhere around 5 to 10 years before they need replacing.
Signs it's time
- Cracks, gaps or caulk pulling away from the frame.
- Caulk that is hard, brittle or missing in places.
- Water stains on the inside wall or sill below a window.
- Drafts you can feel around the frame, not just the sash.
- Dark spots or growth along the old bead.
What a proper recaulk involves
New caulk over old caulk rarely bonds well, so the old bead should come out first. Wide or deep gaps need foam backer rod so the sealant can stretch without tearing. The sealant is chosen for the surfaces, since brick, siding, vinyl and wood each work better with certain products. Dry weather above freezing gives the best result, so most exterior caulking is done from spring to fall.

Questions about exterior window and door caulking
Can you caulk over the old caulking?
We don't recommend it. New caulk doesn't bond well to old caulk, so we remove the old bead first.
What type of sealant do you use outside?
It depends on the surfaces. We choose an exterior-grade sealant suited to your frame and wall, in a colour that matches.
Can exterior caulking be done in winter?
Most sealants need dry weather above freezing to cure properly, so exterior caulking is usually done from spring to fall.
Can you reach second-floor windows?
Windows we can reach safely with a ladder are part of the job. If scaffolding or a lift is needed, we tell you and price it separately.
Will caulking stop a leaking window?
If the water comes in through the outside joint, yes. If the window unit itself is failing, we tell you what we see.
