What changes the price of a finished basement

Two basements of the same size can get very different quotes. These are the things that move the number.

  1. The size of the space

The price per square foot applies to the area we finish. A bigger basement costs more in total, and one open room costs less to build than several small ones.

  2. Damp walls or a cold floor

If we find moisture, we fix it before we frame. It adds to the start of the job, and it protects everything we build on top of it.

  3. Adding a bathroom

A bathroom needs drains, venting and water lines. The closer it sits to the plumbing you already have, the simpler the work.

  4. A kitchenette for a rental suite

A suite needs a kitchen, separate heating, fire separation and its own entrance. It is the biggest step up from a basic finished basement. Read more about legal basement apartments in Brampton.

  5. An egress window

Bedrooms and suites often need a larger window. Cutting the foundation and digging outside is its own line on the quote. See our egress window installation page.

  6. The finishes you choose

Flooring, trim, doors, lighting and paint all come at different price levels. This is where you have the most control over the final number.

What a CNG basement quote includes

Scope, price and schedule are agreed in writing before any work starts. A typical quote covers the following.

  • Flooring and lightingFloors, pot lights, trim, doors and paint, as listed in your quote.

  • A schedule in writingStart date, length of the job and one person keeping you updated.

  • 5-year workmanship warrantyOn all workmanship and installations in your basement.

How to keep the cost of your basement down

A few choices made early save money later.

  1. 1

    Fix water problems first

Finishing over a damp wall means paying twice. We check for moisture on the first visit and deal with it before framing, with basement waterproofing where it is needed.

  2. 2

Keep the bathroom near the drain

A new bathroom close to the existing plumbing keeps the digging and the pipe runs short.

  3. 3

    Pick where to spend

Use standard finishes for most of the space. Put the budget into the floor, the bathroom and the lighting you use every day.

  4. 4

    Rough in now for later

If a bathroom or a suite might come later, we can rough in the plumbing during this job. It costs less than opening finished walls.
