What is happening with the concrete?
Choose the one closest to your situation.
Shrinkage cracks in poured foundations often leak in spring or after heavy rain. We seal them from inside with an injection that fills the crack.
Concrete slabs crack as they shrink and as frost moves the ground. We clean out the crack and fill it with a repair material made for slabs.
Wide, stepped or growing cracks, or walls that bow, can mean a structural problem. That is outside our scope, and we recommend an assessment by a structural engineer first.

Quoted separately, only if you need it
Structural repairs, exterior digging and waterproofing, and lifting sunken slabs are outside our scope, and resurfacing or coating the concrete is quoted separately.
Which concrete cracks you can repair
Almost all concrete cracks. Most foundation and slab cracks are caused by shrinkage as the concrete cures, and they are not a sign that the house is failing. The problem is usually water: a crack lets moisture into the basement, and in winter water in a slab crack freezes and makes it wider.
Cracks that are usually repairable
- Thin vertical or slightly angled cracks in a poured basement wall.
- Cracks that leak only after rain or snowmelt.
- Hairline and small cracks in garage floors, patios and walkways.
- Cracks along the control joints of a slab.
When to get it assessed first
Some cracks point to a bigger problem: horizontal cracks, stair-step cracks in block walls, walls that lean or bow, or cracks wider than a few millimetres that keep growing. These need a structural assessment, which is outside our scope. For the rest, we check the crack, explain whether injection or a surface repair suits it, and agree on the price before we start.

Questions about foundation and concrete slab crack repair
Is a crack in my basement wall serious?
Most thin vertical cracks in poured walls come from shrinkage and aren't structural. Horizontal, stepped or widening cracks should be checked by a structural engineer first.
Can you fix a leaking crack from inside?
Yes, in most poured concrete walls. The injection fills the crack and seals it against water from the basement side.
Do I need to move things away from the wall?
Yes, please clear about a metre in front of the crack. If the crack is behind drywall, opening and repairing the wall is quoted separately.
Will a repaired slab crack still show?
Usually, yes. Filled cracks are sealed and smoother, but rarely invisible. A coating over the whole floor can hide them, which we price separately.
Can you lift a sunken slab?
No, lifting or levelling a sunken slab is outside our scope. We can repair the cracks once the slab is stable.
