What does the crack look like?
Choose the one closest to your situation.
This is usually a drywall tape joint that has lost its bond. We cut out the loose tape, retape the seam and finish it so it stays closed.
These are nail pops, where a nail has worked loose as the wood dried. We set new screws, remove the nail and patch over it.
A stain means water came through at some point. The leak has to be fixed first, then we seal the stain and repair the crack.

Painting the whole ceiling and fixing the leak behind a stain are quoted separately, and testing or removing asbestos in old textured ceilings is outside our scope.
Why ceiling cracks come back
Most ceiling cracks are not a sign of a serious problem. Houses move a little with the seasons, and drywall joints are the weakest point. When a crack is only filled with caulk or painted over, it usually shows up again within a year.
Signs worth a closer look
- The crack keeps getting longer or wider.
- One side of the crack sits lower than the other.
- There is a brown or yellow stain around it.
- Several nail pops appear in a row.
- The ceiling feels soft or sags when you press it gently.
Textured and older ceilings
Popcorn and other textured ceilings can be patched, but matching the texture takes care, and the patch may still show slightly in strong side light. In homes built before the 1990s, textured ceilings may contain asbestos, so they should be tested before anyone sands or scrapes them. Plaster ceilings also need a different repair than drywall. We tell you what we see and agree on the repair before we start.

Why does my ceiling crack keep coming back?
Usually because it was filled without retaping the joint. We remove the loose tape and rebuild the seam so it can handle normal movement.
Can you match a popcorn or textured ceiling?
We can blend the texture closely. In strong side light a small difference may still show, and we tell you what to expect before we start.
Is a ceiling crack a structural problem?
Most are not. A crack that keeps widening, or a ceiling that sags, needs a closer look, and structural repairs are quoted separately.
Do I need to empty the room?
It helps to move small items out. We cover the floor and furniture under the work area before we start.
