Why concrete joints need sealing
Driveways, walkways, patios and garage floors have joints so the concrete can move as it heats and cools. Those joints are also where water, ice and weeds get in. A flexible sealant lets the slab move while keeping water out of the base underneath.

What to expect
Sealant only bonds well to clean, dry concrete, so we plan the job for a dry day with mild temperatures. Self-levelling sealant is usually used on flat surfaces like driveways, and a thicker type on vertical joints, such as where a slab meets the house wall. Most sealants need a day or two before cars drive over them. Sealing does not fix slabs that have already sunk or cracked badly, and we tell you if that is the case.

Questions about concrete joint caulking
Can you caulk cracks as well as joints?
Yes, we can seal narrow cracks to keep water out. Wide or moving cracks may need a concrete repair, which we quote separately.
When is the best time to seal concrete joints?
Late spring to early fall, on dry days. The concrete has to be dry and the temperature mild for the sealant to bond.
How soon can I drive on it?
Walking on it is usually fine after a few hours. For cars, most sealants need a day or two, and we tell you the time for the product we use.
Is sand or mortar in the joints better than caulk?
Rigid fillers crack when the slabs move. A flexible sealant over backer rod moves with the concrete and lasts longer.
Do you seal the joint between the driveway and the house?
Yes, that joint often lets water run toward the foundation. We seal it with a sealant suited to both surfaces.
