What is happening at the bottom of the door?
Choose the one closest to your situation.
The sweep or bottom seal is worn, or the threshold has dropped. We adjust the threshold and fit a new sweep or seal.
A cracked threshold or failed sealant underneath lets water through. We replace or reseal the threshold and check for damage below it.
Thresholds take a lot of foot traffic and wear out. We remove the old one and install a new threshold that fits your door.
Tell us what you see or hear. Write it in the booking form or message us on WhatsApp, and we'll tell you what it is.

Quoted separately, only if you need it
Rotted sill or subfloor repairs, door realignment and new doors are quoted separately, only if you need them.
How to tell if your threshold needs repair
The threshold is the strip under an exterior door that you step over. Together with the door sweep or bottom seal, it closes the gap at the floor and sheds rain away from the house. Because it takes daily foot traffic and water, it is often the first part of the door to fail.
Signs it's time
- You see daylight or feel a draft under the closed door.
- Water or melting snow comes in at the sill after a storm.
- The threshold is cracked, loose or rocks underfoot.
- The sweep is torn, curled or missing.
- The wood under or beside the threshold feels soft.
Adjust, reseal or replace
Many newer thresholds have adjustment screws that raise the top cap to meet the door. If the threshold is solid but leaking, resealing underneath may be enough. A cracked or rotted threshold has to be replaced, and if the sill or subfloor below is soft, we stop and show you before going further.

Questions about weatherstripping and threshold repair
Can the threshold be adjusted instead of replaced?
Often, yes. Many thresholds have screws that raise the top cap. If it's cracked or loose, replacing it is the lasting fix.
What is the difference between a sweep and a bottom seal?
A sweep is fastened to the face of the door, and a bottom seal slides into a groove underneath it. We match the one your door is made for.
Why does water come in under my door?
Usually the sealant under the threshold has failed, or the threshold is cracked or sloped the wrong way. We find the cause before choosing the fix.
Will a new sweep make the door hard to open?
It shouldn't. We set it to touch the threshold lightly so it seals without dragging on the floor or a mat.
